Infill Development Rebate

The City of Portage la Prairie recognizes the importance of promoting infill development to maximize land use efficiency, revitalize existing neighborhoods, and foster sustainable urban growth. To incentivize and expedite infill development projects, the City is implementing a rebate initiative that will refund development fees upon completion of qualifying infill projects.

The primary objective of this program is to encourage infill development within the City by providing financial incentives to developers. By offering rebates on development fees, the City aims to stimulate investment in underutilized or vacant lots, promote compact urban growth, and enhance the overall livability and vibrancy of existing neighborhoods.

Timeline

This program is eligible for projects where the initial construction permit was applied for after January 1st, 2024, and full occupancy is granted before January 1, 2027.

Eligibility Criteria

To be eligible for an Infill Development Rebate the applicant must meet the following requirements:

1. Be the property owner(s).
2. Infill development project is located on unused or underutilized land located within an existing urban developed area.
3. The land must be previously, or currently, serviced by the City Utility (water/sewer).
4. Eligible for one rebate per year, or at the discretion of the City Manager.

Verification and Approval

City Administration will review each application to ensure compliance with the eligibility criteria and rebates will be disbursed to eligible developers upon issuance of the final occupancy permit for the complete infill development project.
